Mortgage Dept. Manager • East Tawas, MI

BASIC PURPOSE: 
 
Manages the mortgage lending department of the Bank. Provides regular reports to senior management on new, and suggests improvements to, lending strategies, goals and activities, and other related information. Manages staff, develops objectives, motivates and monitors performance. Develops and maintains competitive interest rate structure consistent with the Bank's policies and goals. 
 
PRINCIPAL ACCOUNTABILITIES: 
 
Directs the day-to-day operations of the mortgage department.  
Examines employee work for accuracy and conformance to policies and procedures. 
Recognizes and determines any internal problems/issues and makes recommendations for changes to policy or procedure to improve employee efficiency; resolves grievances as necessary to maintain harmony among employees. 
Keeps abreast of federal and state banking laws and regulations affecting the mortgage area. 
Determines work procedures, prepares work schedules as necessary and expedites workflow. 
Assures cross training for employees. 
Maintains good communication with supervisor, keeping him/her informed of any departmental problems or concerns. 
Responsibilities include, but are not limited to, participate in interviewing, selection and hiring process, completion of performance evaluations and making recommendations for increases, promotions, transfers and termination. 
Complies with internal controls, security policies and procedures including, but not limited to, the Bank Secrecy Act, maintains customer confidentiality, maintains dual control on note filing and keeps passwords confidential thus secures computer terminal at all times. 
Reviews and responds to audit and compliance examinations in the mortgage areas and ensures that appropriate changes in policies and procedures are enforced. 
Preparing loan packages for presentation to committee(s) when necessary. Coordinating with senior management. 
Maintaining professional and community relations to increase the banks visibility and new business opportunities and to further personal development. Positively promoting the banks image.  
Maintaining a solid understanding of all applicable Freddie Mac policies, procedures and regulations to ensure compliance of loans sold on the secondary market. 
May act as backup originator, processor, closer and underwriter. 
Maintaining a solid understanding and knowledge of all applicable policies, procedures and regulations relating to correspondent banking, software systems utilized for mortgage lending.  
Manager will have the authority to approve pre-qualifications for mortgages originated by others. Denials on pre-qualifications will require a sign-off by another lender, VP or higher. 
Report to work on time and maintain good attendance is an essential function of your job and necessary for our bank to operate efficiently. 
 
 
JOB REQUIREMENTS: 
 
EDUCATION: 
Two years of college in an accounting, business, or banking related field or the equivalent experience of same. 
 
EXPERIENCE: 
Five to ten years of bank experience which includes, but is not limited to, financial analysis, preparing and 
closing loans, understanding and analyzing trends and ratios, identifying client needs; the ability to structure 
loans. Must be able to communicate effectively, both orally and in writing. Demonstrated supervisory skills to direct the work product of employees. Demonstrated leadership skills, such as organizing, problem solving, planning and decision-making for effective management.

Mortgage Loan Processor / Closer  
 
General Duties:  
 
Inputting information from application documents. Producing customer disclosures and information in compliance with internal and external documentation regulations and guidelines. Resolving exception items as they are recognized. Requesting additional information as needed. 
Ordering documentation to support key elements necessary to a mortgage transaction. 
Developing and maintaining a solid understanding of all applicable Freddie Mac policies, procedures and regulations to ensure compliance of loans sold on the secondary market and performing transactions relating to the sale of loans to Freddie Mac. 
Developing and maintaining a working knowledge of MortgageBot software. 
Developing and maintaining a working knowledge of Freddie Mac online systems utilized for automated underwriting and loan delivery. 
Preparing closing statements and all other applicable closing documents to ensure strict compliance with REG Z, RESPA, TIL, investor and internal guidelines. 
Coordinating closing schedules with borrowers, brokers and other third parties.  
Presenting closing documents to include borrowers, sellers and real estate professionals. 
Assuring accuracy and resolution of all title commitment requirements, tax pro-rations, payoffs and disbursements.  
Overseeing real estate construction financing and disbursement of funding draw schedules, collecting appropriate documentation to assure clear title. 
Adhering to all applicable internal operational and security procedures.  
Candidates must maintain a professional image and have excellent customer service, interpersonal and organizational skills. 
 
Candidates must exhibit the ability to maintain a high level of productivity while preserving high levels of quality. Excellent verbal and written communication skills are a necessity. Candidates must be detail oriented and have the ability to multi-task. Previous mortgage lending related experience preferred.
